Terrier Compilation is an innovative and cost-effective service designed specifically for property developers, land valuers and commercial solicitors.
Basic functions of system
The registered title boundaries and ownership details are sourced from the Land Registry and collated against existing data, such as Ordnance Survey mapping, thus building up a comprehensive digital jig-saw puzzle of the Land Terrier information for a proposed development.
This combined use of Land Registry information and Ordnance Survey data enables clients immediately to see specific developments either as an overall picture or in detail. Furthermore the benefits of GIS are combined with the Internet enabling efficient viewing and interrogation of the captured data.
Once data is provided and collated, AIT Spatial's own hosting facility ensures that information is always clean, accessible and accurate through regular updates. Information can be derived or questions answered quickly from any Internet based PC with Internet access.
With an abundance of mapping options available, clients can define their own parameters so that the data captured is both relevant and useful.
How it has been developed
This unique service has been developed from recent projects undertaken by us, notably on behalf of the Brent Cross Cricklewood Development Partners.
Prior to 'Terrier Compilation' there were difficulties interpreting land ownership based on old hard copy formats, especially in relation to existing and modern features. Sourcing information was time consuming and costly - particularly where there were potential boundary disputes created by overlaps and gaps in data. Terrier Compilation resolved those issues effectively and quickly.
The Brent Cross Cricklewood Regeneration Scheme - Terrier Compilation in action
The success of Terrier Compilation is demonstrated in its effective use in the development of approximately 152 hectares in the area of Brent Cross Shopping Centre. The multi-use site will comprise residential and commercial properties, schools, shops and public sector buildings. The development, one of the largest in the country, will provide all the facilities demanded by a population living in the 21st century.
The Brent Cross Cricklewood Development Partners, a consortium of Brookfield Europe, Hammerson Plc and Standard Life Investments, are working on the planning application for the regeneration scheme in north-west London. AIT Spatial were engaged initially on the project in 2004 to undertake the compilation of the land registry information. Plots for 'gap' areas and overlaps have been generated and marked up at various scales and produced with relevant developer information including scale, date, OS grid reference, Crown Copyright details and summary.
Industry standard formats
The data collated is to industry standard formats - Autodesk DWG and MS Access - making it readily exchangeable with other systems such as ESRI, MapInfo, etc.

Prior to their involvement, we had a series of individual jigsaw pieces without a picture on the box to show us how the puzzle fitted together. Terrier Compilation has enabled us to create a comprehensive, reliable map of land ownership and to assess any gaps, overlaps or areas of concern in our data.
